Spanning <strong>154 hectares<\/strong>, the project aims to create an inclusive, resilient community adapted to its environmental context, supported by its <strong>LEED for Communities v4.1 Gold precertification (2025)<\/strong>, with a goal of achieving Platinum.<\/p>\n\n\n\n<p>Green Loop supported the process through <strong>LEED for Communities precertification consulting<\/strong>, guiding planning and design under advanced sustainable urbanism principles. Through participatory workshops with architects, experts, and local communities, key concepts such as the <strong>15-minute city<\/strong>, <strong>sponge city strategies<\/strong>, nature-based solutions, and ecological restoration using native tropical dry forest species were integrated into the master plan.<\/p>\n\n\n\n<p>The project stands out for its regenerative approach and measurable impact: over <strong>60 hectares of mangroves restored<\/strong>, integration of <strong>SUDS and floodable parks<\/strong>, and more than <strong>530,000 m\u00b2 of green public space<\/strong>. In mobility, it includes over <strong>7.5 km of bike lanes<\/strong>, fully accessible public transportation, and electric vehicle charging stations, promoting a compact, low-emissions urban model. Additionally, the plan targets a <strong>per capita carbon footprint of 2.24 tCO\u2082e\/year<\/strong>, significantly below the national average, along with strategies for energy efficiency, responsible waste management, and underground electrical infrastructure.<\/p>\n\n\n\n<p>With more than <strong>16,000 housing units<\/strong>, of which <strong>90% are affordable housing (VIS)<\/strong>, the project prioritizes inclusion, equitable access, and social cohesion. This is reinforced by a strong community engagement process, fostering co-creation and long-term ownership from early stages.
