A sustainable shopping center doesn’t just optimize resources, it redefines how the space is experienced.

Located in Medellín and developed by Cimento Inmuebles Comerciales S.A.S., Arkadia Shopping Center represents a challenging case where LEED Core & Shell certification was pursued after the building was already constructed. This required reconstructing technical documentation, validating on-site conditions, and rethinking the asset’s operational performance—demonstrating that sustainability can be effectively integrated even into existing developments.

From a technical perspective, the project included LEED advisory, energy modeling, and a rigorous retro-commissioning process, enabling the optimization of mechanical systems, operational adjustments, and overall performance improvements. The integration of a Building Management System (BMS) strengthened operational control, while key interventions supported compliance with energy efficiency targets (9.2%) and indoor environmental quality standards. In terms of results, the project achieved a 67.11% reduction in potable water consumption through efficient fixtures and rainwater reuse. It also incorporated strategies such as materials with 22.4% recycled content and 73.29% regional sourcing, restoration of 50.2% of exterior areas with native vegetation, and sustainable mobility solutions including 196 bicycle parking spaces and designated areas for low-emission vehicles. Arkadia proves that even operational assets can be transformed into benchmarks of efficiency and sustainability.
