Viva Envigado is more than a shopping mall—it is the embodiment of a new way of understanding commercial spaces, where experience, city, and sustainability converge in a single destination. Opened in 2018 as the largest shopping center in Colombia, the project emerged from a complex urban transformation that integrated existing Grupo Éxito assets into a high-performance development. Its vision went beyond a traditional retail strategy, aiming to create a destination that actively engages with the urban fabric of Envigado—a municipality known for its high quality of life and its balance between tradition and modernity.

From a technical standpoint, Viva Envigado presented significant challenges due to its scale and the need to maintain critical operations throughout construction. A planning process that spanned more than seven years enabled the implementation of advanced mitigation strategies to control noise, vibration, and particulate emissions, ensuring operational continuity without compromising performance. The result is a mixed-use complex that seamlessly integrates retail, entertainment, and community spaces, guided by a design approach focused on efficiency, occupant comfort, and contextual integration.

In terms of sustainability, Viva Envigado sets a new benchmark in the region by achieving LEED Platinum certification, the highest level within the rating system. The project incorporates strategies such as on-site solar energy generation—covering approximately 20% of its demand—bioclimatic ventilation systems, and adiabatic cooling, along with comprehensive water and waste management solutions. These measures result in energy savings of approximately 56% compared to similar developments, as well as significant reductions in water consumption and a strong recycling program. Beyond the metrics, Viva Envigado demonstrates that large-scale developments can maximize economic value while delivering measurable positive impacts on the urban, environmental, and social context.
