Sustainability starts by optimizing systems, but becomes a strategy when it transforms the entire building.
The Pfizer New Pfenix LEED project, developed by Pfizer S.A.S in downtown Bogotá, began with a technical focus on commissioning to optimize building performance. However, as its potential became clear, it evolved into a comprehensive strategy led by Green Loop through LEED consulting, commissioning, and energy modeling.
The building integrates key water and energy efficiency solutions, including rainwater reuse, submetering, photovoltaic systems (37.7%), LED lighting, free cooling, and HVAC optimization. It also diverted over 80% of construction waste from landfills, reused structural elements, and enhanced indoor environmental quality through increased ventilation and contaminant control. This project became Pfizer’s first site to achieve LEED New Construction certification, setting a precedent that drove the adoption of sustainable standards across other locations and continued into LEED O+M certification.
A clear example of how a technical optimization can scale into a corporate sustainability strategy with real impact.
